Showered in history since the 1890's, this 50 ha farm is situated on the R327 about 25 km from Van Wyksdorp on the road to Herbertsdale.
The farm is ideal for sustainable living and small scale commercial farming, but then, considering its location, and the size of the residence, it can be developed in a guesthouse, with Eco tourism activities.
Water is from a fountain in the Langberg, and the origin is high in a kloof on the farm, with water pools for cooling off in the hot summer months. Water allocation is managed by the beneficial farmers. Allocation to this farm is 40 hours every 16 days. Water is fed from the fountain in 110 mm pipe, and can be stored in two earth dams, or used directly for irrigation. Water for household purposes is stored in 2 x 5000 liter tanks.
Farm consists of 5 title deeds, of which 4 title deeds comprising about 7 ha is used for grazing, and is under irrigation.
On the larger title deed is situated the house, store rooms, barns, as well as about 1 ha dry land, 0.5 ha vineyard and about 100 olive trees.
The house consist of three bedrooms, study, large open plan kitchen/living area and veranda with braai area.
Farm is VAT registered, and VAT is payable on the asking price. Farm will be sold as a going concern, and tractor, some implements and sheep will be included.
