This farm is part of a conservancy, along with five other farms, and benefits from 24-hour security cameras on all access roads. The neighboring farm already has wind turbines and is producing power, as seen in the pictures. The Environmental Impact Assessments for installing more wind turbines on this 1077Ha Game Farm have been completed, and option and lease agreements have been signed with a renewable energy company. With the increasing demand for wind energy in South Africa, this property is strategically located near the Coega Industrial Zone, which is attracting significant investor interest, as reported in the Sunday Times on 10 December 2023.
The farm boasts strong underground water supply with three boreholes pumping approximately 4500 to 6000 liters per hour. It also features three cement dams and a servitude for a water line that provides free water for household use. Additionally, water rights are in place to pump 100,000 liters of water from the Sundays River per day. The property benefits from three-phase Eskom power with a 100 KVA point.
With its convenient location just 45km from Port Elizabeth, access to the farm is easy via a well-maintained gravel road (9km) and the rest of the way on a tar road. The farm is also only 15km from Addo, with 3km of well-maintained gravel road. The R335 road to Barkly Bridge and Addo/Colchester splits the farm in two. The property consists mainly of four camps with internal fencing.
In the past, the previous owner had a contract with the University to conduct game farm management courses on the premises. The farm includes student housing that can accommodate up to 55 students, along with a spacious classroom, dining area, and kitchen. This accommodation can be utilized in the future when construction begins to install the new wind turbines on the farm. The estimated construction period of 18 to 24 months will attract hundreds of workers who will require nearby accommodation. The large storage units on the farm can also be converted into additional income-generating accommodation units during this construction period. The contractors appointed to maintain the road between Motherwell and Addo signed a 40 month lease agreement with the owners to rent all the accommodation on the farm during the 40 month project starting in January 2024.
The farm is divided into several camps, each offering unique features. The "Yellow camp" spans 304 Ha and is game-fenced to 2.4m high with six strands of electric wires inside and outside. It includes grass planes, normal bushveld, and "Rooikrans," which can be utilized for selling "braaihout" and fodder production. This camp also features three watering points from a dam, extensive roads for fence inspection, and a servitude water pipeline spanning 2.3km. Moreover, it offers a PVC-lined borehole and a non-operational dam capable of producing approximately 4500 liters per hour.
The "Pink camp" covers 82Ha (excluding the brown and blue areas) and is game-fenced to 2.4m high with ten strands of electric wires inside and outside. It includes three watering points from a dam and comprises grass planes and normal bushveld. The camp benefits from 18km of roads for fence inspection and internal crossing. It also has two boreholes, each capable of producing 3500 liters per hour.
The "Brown camp" spans 9 Ha and is game-fenced to 2.4m high with ten strands of electric wires inside and outside. It was previously used as a breeding camp for Sables and includes one watering point and two dams of approximately 60,000 liters each. The camp consists of grass planes, normal bushveld, and one road running through it.
The "Red camp" covers 670 Ha and is partly game-fenced, with 3490 meters lined in "Light blue" and 7524 meters of normal 1.2m fencing. No electric fencing is present. It features six locked gate entries, a servitude road with a servitude water pipeline, and a servitude road to a neighboring property spanning 1.6km. The camp includes one groundwater dam, one cement dam of 20,000 liters, and four watering points. It offers 30km of roads for fence inspection and internal crossing, along with grass planes, normal bushveld, and a small area of "Rooikrans."
The property benefits from three-phase electric power (100kva), three boreholes, and a servitude pipeline (8km) that supplies water from the canal through the neighboring properties at a rate of 3600 liters per hour, 24/7. This water is pumped using Eskom power with its own pump and pump station.
Additional features of the property include two arable lands in "Dark blue" measuring 3.6 Ha and 3 Ha respectively. There are also two undeveloped lands, one in "Green" measuring 2.6 Ha and another measuring 1.2 Ha.
